Moving from the Fraser Valley to Victoria

Surrey, Langley, Abbotsford and Chilliwack: a 2026 guide from Victoria REALTORS®

Victoria's Inner Harbour at sunset, framed by flowering trees

We're Harrison Siemens and Corey Lister, REALTORS® with Caliber Property Group and Coldwell Banker Oceanside Real Estate. Harrison moved to Victoria from the Lower Mainland himself in 2017, and we now help people relocate here from across Canada, including a lot of families from Surrey, Langley, Abbotsford and Chilliwack.

This is the shortest move we write about. You're already in BC, the ferry is close, and for many Fraser Valley buyers the house prices are closer than you'd expect. In Surrey and Langley, a Victoria house can even cost less.

The pattern is worth noticing: Victoria's condos cost a bit more than the valley's, but its houses are right in the range of Surrey and Langley. For a lot of Surrey and Langley owners, selling a house there and buying a house here doesn't mean stretching the budget.

Weather: half the rain of the valley

The Fraser Valley sits between the mountains and catches a lot of rain. Victoria sits in the rain shadow of the Olympic Mountains and gets less than half as much.

What that means in practice:

  • Fewer grey, drizzly days. You trade about 30 wet days a year for dry ones.
  • Less snow. About 33 cm a year versus 55 cm, and it rarely sticks around for long.
  • Summers feel similar, with an ocean breeze instead of valley heat on the hottest days.

What stays the same, and what gets easier

The Empress Hotel and Victoria's Inner Harbour at golden hour

Because you're staying in BC, most of the paperwork disappears:

  • No new licence or insurance. Your BC driver's licence, ICBC insurance and MSP coverage all carry over. Just update your address.
  • Same property transfer tax rules you already know, and the same provincial income tax.
  • Same health system. Sign up with the Health Connect Registry to find a family doctor here.

Staying close to family on the mainland. The BC Ferries crossing from Swartz Bay to Tsawwassen takes about 1 hour 35 minutes, and Tsawwassen is 30 to 90 minutes from anywhere in the valley. A Sunday dinner in Langley or Abbotsford is a day trip, not a vacation.

Getting around once you're here. Victoria's average commute was 20.5 minutes in May 2024, the shortest of the eight cities in Statistics Canada's study. If you've been driving Highway 1 or the Golden Ears Bridge every day, that alone is a change. (Statistics Canada)
