Does my property have development potential?

First, check your municipalities Official Community Plan (OCP) which is essentially a vision of what your community envisions for your property and neighbourhood in the future.

Next, look at neighboring properties and recent developments. Are nearby lots being redeveloped into townhouses, condos, or commercial projects? If yes, that might be a sign the area is transitioning and your property could be part of that wave.

Also, check if your lot is part of a larger potential land assembly. Sometimes a single lot on its own isn’t big enough to redevelop, but if grouped with neighboring parcels, it becomes attractive to developers.

Another key factor is local plans or policies — many cities publish long-term development plans, transit corridor strategies, or intensification areas where they actively encourage higher-density development. If your property falls within one of those zones, it may have extra potential.
